Attendance/ Call to Order/ Approval of Minutes
· Meeting was called to order at 7:03 pm.
· There were 4 lots that were in arrears for 2005 with late fees. They were granted a waiver if they paid their 2006 fees on time. They did not pay the 2006 fees on time therefore the outstanding balances (HOA fees) from 2005 as well as those from 2006 will be reinstated with applicable interest.

The list of outstanding fees for 2006 was reviewed and many
payments have not been submitted by the due date.
We need to reiterate to homeowners that it is vital that these fees be
paid on time for the association to be financially healthy.
These fees add up and lead to higher annual fees.
· Gus Rubbo from CCR Mgmt still has not contacted Scott about several issues including the Brandolini easement. Theresa stated in her last email that Gus would get back to Scott next week. A letter has been sent to them asking for them to provide details on an offer.
· Ruth Jenkins, our Webmaster, gave a report on changes she would like to make to the website. These included: archiving old documents, adding an advertising section, and possibly streamlining of the whole site. We want to make this site more user friendly and a tool that can be used more effectively by the homeowners. The website address is http://home.ccil.org/~wiltshire/committees.html.

Lot 160 has been purchased and is scheduled to settle in February
10th.

Landscaping- Board reviewed the bid proposals for three
contractors and Country Home and Garden has the best bid.
Action: TC to send a letter
awarding the contract.

The engineering firm we contacted about sidewalks states that the
further testing that we require can be done by the testing lab in Fort
Washington for approx $3,000.00. Action:
Theresa to have deposits made so work can begin.

The board members have approved signs for Phase 2.
Attempts to contact original bidders have failed and another source is
being looked into so we can order them before the annual meeting.

One lot has not complied
with numerous requests for lease information as well as other violations.
They will be fined $100 for the lease agreement.
Additionally they will be fined for trashcans and other junk in the yard
if it is not addressed in 10 days. Renters
are to be copied on the letters, as it appears they are not getting any
information. Action:
Theresa to send out appropriate letters certified with a copy to the
renters.

A number of violations
pertaining to dogs. Theresa
mentioned in an email this both section 5.05
(Animals) and 5.14 (Nuisance) are applicable. Action: Certified violation
letters will be sent out to the respective parties.
·
Two recent issues were
satellite and cable wires, which should be buried and not visible.
Action: Violation letters
will be sent to the respective parties.
·
Rules and Regulations need to be updated
for annual meeting. Action: ARC committee and Lynley
·
Ask Leo Levandowski to annual meeting if
possible. Possibly allowing him to field questions about sidewalk situation.
·
Former President Mike Rebert is on the
planning commission. Action: LT to
see if he would be available give a talk about the road dedication dates, etc.
·
Annual meeting is
set for April 4 at 7pm at the Oxford Presbyterian Church.
Action: Theresa from CCR has sent out mailings to all homeowners.
