Attendance/ Call to Order/ Approval of Minutes
- Meeting
was called to order at 6:10 pm.
- Previous
Minutes for June 26, 2003 – Approved
Advisory Committee
Report
- Web
Page is up and operational. Web Site Administrator requested pictures of the
board members. Email received
on the web site will be forwarded to CCR.
CCR will then forward issues to the Board.
Action: L. Thinnes to send
warranty forms to web master. Action: Board members need to send pictures to
Web Master for inclusion on the web. Action:
L. Thinnes to make sure all email addresses are up to date with CCR.
- Newsletter
– A first draft of the newsletter was reviewed. Board members and were asked to provide information by
end of Aug. A draft will be
sent to the ARC committee. The newsletter will ask for volunteers who might
be interested to act as captains for the street to disseminate information
for the HOA. Action: L. Thinnes finalize with a target of the end of Aug/
early Sept for distribution.
- There
is a broken glass in the pillar in the entrance area.
The replacement glass was special ordered.
Action: CCR
notified and glass is on order. It
will take one month.
- Electric
Scooters have been seen in the development. These are not legal is they are not a licensed driver.
M. Murray reviewed By-Laws. Board
recommends that additional language be added to the Rules revision under 2C
to read: No motorized vehicles or conveyances shall be operated in any part
of the Common Facilities and sidewalks at any time (other than those
required for the handicap). Action:
L. Thinnes to send proposed revision to CCR for inclusion in the
Rules and Regulations revision to be reviewed by legal.
Treasurer’s Report
- Board
reviewed the financials and approved.
- Pending
legal action –fees received.
Management Company
report
- Landscaping
– Other entrance areas will be mulched for now and replanted during the
next planting in the fall. Alternate
entrance sign options will be looked into.
Architectural
Committee Report
- Denise
Vecere resigned her position. ARC
members have agreed to continue to operate until a new Chairman can be
found. Action:
Put out a request for a new Chairperson at the October meeting.
- ARC
Report – 5 approvals: decks,
fences, pool, driveway extension
- Driveway
extension – Board members visited site Action: Board recommends that the extension can be done as long
as it does not extend past the front of the garage
- Revisions
to the Rules and Regulations were sent to CCR for legal review.
- CCR
to send a letter requesting the owner submit a ARC approval form for their
brick patio.
Open Board Meeting
- An
open board meeting set for October 16th.
CCR to attend.
New Business
- Parking
issues with the baseball field. Parking
remains a big issue. They are
not obeying the “no parking” signs.
Options were discussed. Action: M. Rebert to ask CCR to send a letter to the school
board asking for their assistance. Next
option is to discuss it with the Township.
- An
anonymous letter was received by the board complaining about excessive noise
from a band. Action:
M. Rebert will ask homeowner to decrease the noise.
- Plastic
playground equipment and play houses – Complaints have been received that
these do not comply with the Wooden swing sets provision.
The board discussed and determined that if the playhouses are
plastic, they are considered toys and they are acceptable as long as they
are not permanent structures. Plastic
slides are acceptable when attached to a wooden swing set or play house. Action: Inform
the ARC and place information in the newsletter.
- Silt
fences in the wetlands and drainage areas remain in the Phase I area and are
unsightly especially during the winter months.
These are under the purview of the Conservation District.
A call can be placed to them.
