Attendance/ Call to Order/ Approval of Minutes
- Meeting
was called to order at 6:10 pm.
- Previous
Minutes for April 10, 2003 – Approved with minor edits
Advisory Committee
Report
- Pillars
– General discussion around pillars.
Township required pillars to be moved off Township right of way.
- CCR
replaced entrance signs – Action M. Rebert to ask CCR if HOA paid for
signs
- Original
plans filed with the township - D. Vecere to verify
- Web
Page –Letter to be sent to Donovan Mackey re: Link to ReMax on the website
that the board approves of this link. Action:

Treasurer’s Report
- Collection
of fees – 4 lots paid but did not include late fees and interest.
HOA will waive late fees and interest for 2003 only.
Action CCR to resend letter to say fees were waived.
- General
discussion on how liens were placed for fees not collected.
- Pending
legal action –settled out of court, however agreed payment has not yet
been received. Action:
M. Rebert to discuss next steps with CCR.
- Board
reviewed the financials and approved.
Management Company
report
- Landscaping
– no issues
- Deed
Transfer – Deed transfer discussed with B. Romanelli.
We will take over the Phase 1 areas if we can get Wilkinson to note
that they will meet compliance with inspections when basins are checked
within 18 months. Other phase
area will wait until completion to be transferred.
- Speed
limit signs on Wickersham will take a while to get installed.
- Cinders
– Township is not responsible for the removal of cinders from the roadway.
They ask that residents do not sweep them into the storm drains.
Options for clean up discussed were: Owners sweep up their own property or we can hire
someone to do it. This will
have to be put out to the Homeowners. Action:
a note of this will go into the website and the newsletter.
Architectural
Committee Report
- ARC
Report – 6 approvals: decks,
fence, shed, satellite dish
- Wooden
mailbox post was installed rather than original style.
CCR to send letter.
- Will
there be anything sent to homeowners to inform them about the green
reflective signs being approved? Yes
notification will be done via the newsletter and the website.
- Request
for 6’ pool fencing referred for legal consult
- Response
to be sent to owner with the existing shed. Action M. Rebert
- Rob
Brinton will be joining the ARC.
Open Board Meeting
- An
open board meeting will be planned for October. Dates proposed are October 15, 16, 21 or 23.
L. Thinnes to contact CCR with the dates in order to reserve the
church
New Business
- Fire
Hydrant rental fee – Are there any in subdivisions that the township pays
for? Update:
There are no fire hydrants outside of developments.
- Revisions
of the ARC rules will be discussed at the next meeting
- Newsletter
– In order to communicate some of the recent news a newsletter will be
developed. There was general
discussion on how to distribute it. The
current plan is to hand deliver it. Newsletter will ask for volunteers who might be
interested to act as captains for the street to disseminate information for
the HOA. Action: L. Thinnes to
develop a template
