Attendance/ Call to Order/ Approval of Minutes

was called to order at 6:10 pm.

Advisory
Committee Report
- Entrance
Lighting General discussion around entrance lighting in Phase 2.
It can not be done until the pillars are moved off Township right of
way

Treasurers
Report
- Collection
of fees 4 lots paid but did not include late fees and interest.
HOA will waive late fees and interest for 2003 only.
Action CCR to resend letter to say fees were waived.
- General
discussion on how liens were placed for fees not collected.
- Pending
legal action Court date set for April 24th.
CCR will attend. CCR
will call and see if they can settle out of court first.
- General
discussion around the Insurance coverage in order to clarify to the new
board what the Homeowners Association is covered by.
- Board
reviewed the financials and approved. Current
signature Cards signed.
Management
Company report
- Landscaping
Current contract reviewed and will be continued.
Action CCR to sign on HOA behalf.
- LPI
Maintenance Lot was conveyed to water Authority.
Currently it is in the scope of work for the maintenance contract.
Action Mark to draft a letter to the Water Authority regarding
their grass maintenance schedule.
- Pump
House See if Sewer Authority would be willing to pave, and would they
want to do it when Wilkinson paves road.
Action Mark to Draft letter.
- Plant
Damage Bill Romanelli to talk with contractor. CCR to follow-up. Will
wait until after pillars are moved.
Architectural
Committee Report
- ARC
Report 4 approvals: deck,
fence, shade arbor and patio, deck with lattice
- Request
for 6 pool fencing referred for legal consult
- Send
letter to owner to request paperwork for existing shed.
- Letter
to be sent regarding placement of satellite dish.
BiAnnual
Meeting
- BiAnnual
Meeting Discussion around holding a Biannual meeting.
CCR advised that it is best to hold it as an Open Board Meeting.
Dates Needed to reserve Church.

to send Thank you card and check to First Presbyterian
New Business
- Fire
Hydrant rental fee Are there any in subdivisions that the township pays
for? Mike to look into.
- Mailboxes
Relocation of mailboxes to their side of the street.
Mike to follow up with Post master of Oxford
- Deed
Transfer CCR to go back to Wilkinson that HOA will not take those areas
in Phase 2 until development completed.
- Advisory
Committee Members to come to future Board meetings Action: Mike to
contact.
